Chania real estate is not one market but several: the Akrotiri peninsula just east of town, where the airport sits; the coast either side of the city, such as Agia Marina to the west; the Old Town and Halepa; and inland villages with stone houses and plots. Whatever you choose, have a lawyer and a civil engineer check title, permits and planning status before you make an offer. Our real estate team can help discreetly, and our guide to buying property in Greece covers the purchase steps.

Why buyers look at Chania

Chania sits at the western end of Crete and combines a working city with a historic core. The Old Town surrounds the Venetian harbour, a legacy of Venetian rule over Crete (1204 to 1669), and its historic quarters include Topanas, Splantzia, Ovraiki and Kasteli. To the east, Halepa is known for its 19th-century mansions. Since 2025, the Minoan site of Kydonia, in urban Chania, has been part of the UNESCO-listed Minoan Palatial Centres. Our local guide to Chania covers the town and the peninsula in more depth.

Access is the second draw. Chania International Airport sits on the central plateau of the Akrotiri peninsula, and the seven Akrotiri villas in our collection list it between 2 and 5 km away. For buyers who expect to fly in often, that short transfer matters as much as the view.

The third point is context rather than a promise. The Bank of Greece reported that apartment prices across Greece rose 5.5% year on year in the second quarter of 2026 (provisional data), after an average rise of 8.3% in 2025 (revised data). The index tracks apartments at national and city-group level, so treat it as a backdrop, not as a price guide for a villa on Akrotiri. Non-EU buyers considering residency should also note that Crete falls in the €800,000 Golden Visa band, which applies to islands with more than 3,100 inhabitants; our Golden Visa guide explains the rules.

Areas: Akrotiri, the coast and the villages

The descriptions below draw on official sources and the published details of villas in our own Chania collection, which is a useful way to judge distances before you view.

EAST OF TOWN

Akrotiri peninsula

A roughly circular, rocky peninsula joined to Crete between Chania and Souda, with the airport on its plateau. Our Akrotiri villas sit 4 to 12 km from Chania town, with beaches such as Kalathas, Marathi and Loutraki close by.

Best for: sea views, quick airport access, family villas.

THE CITY

Old Town and Halepa

Period houses in the historic lanes of the Old Town, and 19th-century mansions in Halepa. Expect restoration work and, for historic buildings, extra approvals before any change.

Best for: character homes and year-round town life.

HILLSIDE

Pazinos

Our Villa Bay stands on a hilltop here on 5,000 m² of fenced land, looking over the sea, the White Mountains and Souda Bay. It lists Chania town at 10 km, the airport at 3.5 km and the village of Sternes at 2 km.

Best for: larger plots and privacy.

SEA AND MOUNTAIN VIEWS

Pithari

Villa Thrysus gives a sense of this quieter setting: 20 km from Chania town, 12 km from the airport and 1.7 km from Almyrida beach, with views of both mountains and sea.

Best for: a calmer base with space around the house.

WEST COAST

Agia Marina

The organised beach resort west of Chania city. Villa Aro lists the beach at 1 km, cafés and a supermarket at 200 m, Chania town at 6 km and the airport at 28 km.

Best for: beach and amenities on foot.

Inland, villages in the foothills offer older stone houses and plots at a different pace. Here, road access, utility connections and planning status matter more than the view.

Villas, stone houses and plots

The three main property types carry very different risks. A finished villa is quicker to assess, a stone house usually needs work, and a plot’s value depends largely on what the rules allow you to build on it.

Modern villas

  • Confirm the building permit covers the pool, terraces and any later additions.
  • Ask for the Electronic Building Identity certificate and the energy certificate early.
  • If you plan to let, check the house against the short-term rental rules below.

Stone houses

  • Have a structural survey before you negotiate.
  • Check whether the building or area is listed, which adds approvals for works.
  • Clarify rights of way, water supply and boundaries with neighbours.

Plots

  • Establish whether the land is inside or outside a town or village plan.
  • Confirm frontage onto a legally recognised road.
  • Get buildability confirmed in writing by a civil engineer.

Land outside a town plan needs the most care. Whether a plot outside a plan can be built on depends on its size, its frontage onto a formally recognised road and the planning rules that apply to it, and those rules can change. A plot that was buildable for the seller may not be buildable for you, so have a civil engineer confirm it in writing.

Permits and checks before an offer

Your lawyer and engineer carry out these checks, but knowing them helps you ask the right questions early.

  1. Title and the Cadastre

Your lawyer checks the seller’s title and how the property is recorded with the Hellenic Cadastre, and compares the registered boundaries with what is on the ground, before anything is signed.

  2. Permits and unauthorised works

Under Law 4495/2017, a deed transferring property must be accompanied by the owner’s solemn declaration and, since 1 April 2022, a Certificate of Completeness of the Electronic Building Identity, confirming there are no unauthorised constructions. Where there are, some can be legalised under the same law before the sale. Building permits themselves are now issued electronically through the e-adeies system.

  3. Energy Performance Certificate

The notary preparing the deed must record the certificate’s protocol number and attach an official copy.

  4. Archaeology, protected areas and the coast

Works involving listed monuments, protected areas or land near the shoreline need prior approvals from the relevant authorities. Under Law 2971/2001, the seashore and beach zone is public property, and structures built there cannot be legalised. Natura 2000 sites cover 30.6% of Crete, so check the designation of any rural plot.

  5. Planning status of land

For plots and rural houses, confirm whether the land is inside a plan, its road frontage and what the local planning rules allow, in writing and before you pay a deposit.

Rental potential and management

In Greece, letting through platforms for short stays means registering the property in the Short-Term Stay Property Registry of the Independent Authority for Public Revenue (AADE). Registration gives a registry number, known as the AMA, which must be shown on every listing, and a statement has to be filed for each stay by the 20th of the following month.

The rules tightened from 1 October 2025. Under Law 5170/2025, short-term rentals must meet safety and quality standards, including fire extinguishers, smoke detectors, a first-aid kit and civil liability insurance with a licensed insurer in Greece. Fines start at €5,000, rising to €10,000 for a second breach within a year and €20,000 after that. In 2026, new registrations are barred in central districts of Athens and, from 1 March 2026, in the centre of Thessaloniki. Those zones do not include Chania, but the list can change, so have your lawyer check it before you buy for income.

One rule matters above the others for non-EU investors: a property bought for a Golden Visa cannot be let short term or sublet. Long-term leases remain possible, and a breach can lead to revocation of the permit and a €50,000 fine. If letting income is part of your plan, decide between the Golden Visa and holiday lets before you choose the property.

Management decides much of the outcome: cleaning, maintenance, guest care and compliance all need someone on the ground. For a sense of the service level luxury guests book in Chania, our Chania concierge page sets out three levels, from a bespoke itinerary to a personal concierge.

How the viewing process works

  1. Brief the agent

Share your areas, property type, budget range and whether you plan to let, live or apply for residency.

  2. Pre-check the shortlist

Ask for permits, the Electronic Building Identity status and the energy certificate before you travel, so the viewing trip focuses on properties that can actually be bought.

  3. Plan a viewing trip

See favourites twice, at different times of day, to judge light, wind and road noise. Staying in one of our Chania villas during the trip is a practical way to test an area as a resident would.

  4. Bring your professionals

Arrange for your own lawyer and civil engineer to review the preferred property before you negotiate.

  5. Offer and sign

Once the checks are clear, your lawyer handles the offer, the tax number and the notarial deed, as set out in our guide to buying in Greece.

GOOD TO KNOW

Frequently asked questions

Can UK citizens buy property in Crete?

Yes. Crete is not among the border areas listed in Law 1892/1990, where buyers from outside the EU and EFTA need prior permission. Owning a home does not by itself give a right to live in Greece, so plan residency separately.

Can a US citizen buy a house in Crete?

Yes. US citizens buy on the same basis as other non-EU buyers: obtain a Greek tax number, appoint a lawyer to check title and permits, and complete the transfer by notarial deed. Crete is not on the Law 1892/1990 border-area list, so no prior permit is needed on that ground. A home bought for a Golden Visa in Crete must meet the €800,000 threshold and cannot be let short term. On 6 September 2026 the Prime Minister also announced a rise in transfer tax from 3% to 15% for buyers from countries outside the EU, but it was not yet law at the time of writing.

What are the downsides of buying property in Crete?

The main risks are legal and technical rather than scenic: unauthorised extensions that must be legalised before a sale, plots outside a town plan that turn out not to be buildable, protected-area and coastal restrictions, and stricter short-term rental rules since 1 October 2025. Independent checks by your own lawyer and civil engineer before you sign or pay a deposit reduce most of these risks.

How long can I stay in Greece if I own a property?

Owning property does not by itself give a right to stay. Greece is in the Schengen area, where short stays for non-EU nationals are limited to 90 days in any 180-day period. Longer stays need a residence permit. One route is the Golden Visa, which in Crete requires a property investment of at least €800,000, and a Golden Visa property cannot be let short term.

Are property prices falling in Greece?

No. The Bank of Greece reported that apartment prices across the country rose 5.5% year on year in the second quarter of 2026 (provisional figures), after an average rise of 8.3% in 2025 (revised data), so growth has slowed rather than reversed. The index covers apartments, so the value of a particular villa in Chania depends on its location, condition and permits.
